What tends to go wrong with stucco here

New Mexico is hard on exterior finishes. Newer construction is more likely to use a synthetic system, often called EIFS, which looks similar from the curb but is built around a foam board and an acrylic finish. Synthetic systems trap moisture rather than releasing it, so damage develops behind the surface and needs a contractor with that specific experience.
